Just thinking about spring and all the conversations I have been having with clients about spring renovation projects they want to accomplish. Should we redo the kitchen?, the bathroom?, how about a complete paint to fresh’en things up and increase the resale value?. Well, if you are renovating to up resale value in Saskatoon know your area, the price range your home is competing in, and stay in the mainstream for decorating colors and products. This will not alienate any of your potential buyers, you want every and all potential buyers to be bidding on your home for maximum dollar. Staying in the “mainstream” for color and product choices will also ensure you a maximum return on your renovation dollar. Consider this, if you were investing $10000.00 on a well thought out , well planed bathroom Reno, you can expect to get back on average $6600.00 in increased value. Let’s call it the 2/3’s rule of thumb.

 

Biggest thing to remember for resale, fit the renovation to the neighborhood, and price range of the area. Do not cheap out or go overboard in the wrong area. Your REALTOR® should be able to advise on this , but as an example, putting a $2500.00 sink into a one bedroom condo bathroom renovation may not be the right product choice for return on investment. Nor would a $15000.00 kitchen Reno budget be enough for the buyer expectations on a $1,000,000.00 home in the Willow’s.

 

If you are freshening up for spring resale, stay away from bright color choices, remember stay “MAINSTREAM” just say no to any highly personalized projects, just because you like Pink polka dotted ceramic tiles imported from The hills in Bangladesh, and hand polished by Monks in Tibet, laid throughout the entire main floor of your home in East view does not mean your helping the resale of the home. Again your REALTOR® should be able to advise on well spent Reno dollars.

What a couple of weeks it has been. Just a humble observation from a Saskatoon real estate sales person that has been showing houses to many buyers in that $300,000.00 to $400,000.00 range. Get pre approved mortgage financing, get all your ducks in a row, (your REALTOR® should be helping you with all that) because every house we look at has multiple showings at the same time, and offers are coming in quickly. You have to be ready to make a decision on a home quickly. Stay in touch with the market hourly know exactly what you want and be prepared to act on it when you see it.

 

The Saskatoon condo market has been showing signs of heating up as well, so again work closely with a REALTOR® and be prepared to act quickly on anything that is in your perimeters as the good listings do not stay around for long.

 

If you are not satisfied with the ability of your agent to stay on top of the market, maybe you should look at alternatives, as the Saskatoon condos for sale, Saskatoon houses for sale, Saskatoon commercial lease space for lease markets wait for no one. They are forever moving and as we head into spring, are going to be Even more brisk. By the way , if you are not under any contract, I happen to know a great alternative for an agent not doing their job….

Just listed a 4 plex in the town of allan. It’s about 25 minutes from Saskatoon. Always rented and a very solid building. The more I look at the investment opportunity the more it makes sense  Almost 0 vacancy rate in the town thanks to many employers the biggest being PCS Allan. Yes you got it Potash is king in Saskatchewan and Allan is in The heart of the Potash belt. I am told by the town office that PCS is going to hire another 200 people. Wow, That’s why the new construction and new condo unit projects are happening.

Ever wonder what they are doing with all that equipment by Wilson’s greenhouse? They are getting all the storm pipe services ready for a new development called Holmwood. The pipe they are putting in the ground is approx 4 feet in diameter and will hook up to the pipe at Attridge and McOrmond dr. That’s where the other BIG hole in the ground is.

 

Looks like a bunch of multi colored pieces to a big puzzle on the map above link , but it will soon be a BIG neighborhood full of nice expensive homes and I am sure more shopping, but I here a community center with Hockey rink may be part of the plan.
